Rabbithole is the kind of place that makes you forget you had plans.

Inside, the living room is anchored by supple leather furniture, a sleek electric fireplace, and a large Smart TV — comfortable without trying too hard. The gourmet kitchen is equally well-equipped: stainless steel appliances, a generous center island that doubles as a casual dining bar, and enough counter space to actually cook. Three thoughtfully appointed bedrooms sleep up to seven — two king suites and a twin room that works perfectly for kids, a third couple, or overflow guests.

Outside is where Rabbithole earns its reputation. Your private patio wraps around a bubbling hot tub, a crackling gas firepit, and a fully outfitted outdoor kitchen with a built-in grill, gas burners, sink, and prep space. The house is super cute, but it was not very clean. There were dead and alive ants everywhere and cobwebs in the top of the showers. Since we had to pay an extra$130 for early check in, I’d expect it to be clean. I was told they would get back to me on a resolution, but they never did.

The house and subdivision are new. Both were beautiful. Because it is a new subdivision, some of the amenities are not completed. We did find a small private access to the river, but the water was low. The location of the house and subdivision were great for us.

The house and amenities were excellent. We enjoyed it there. I would have given a much better review if not for the multiple negative experiences. 1) Discrimination: The host became extremely upset about my trained service dog and insisted that we leave, resulting in repeated back-and-forth messages. They contacted Airbnb claiming we wanted to relocate, which I had to deny and request to remain. The experience felt highly discriminatory and made our stay unpleasant. 2) Excessive use of security camera: We appreciated the disclosure of exterior security cameras for safety, but one pointed directly at the outdoor socializing area, making us uncomfortable and feel like we lacked privacy. 3) Uncommunicative: The primary bedroom was accidentally locked. A keypad door leading from the backyard provided another way in, so I requested the code to regain access. They never responded and continued discussing about the service dog, forcing us to find another way in ourselves.

Justin, being questioned about your service dog should never have happened, and you were right to push back. Service animals are welcome at every property we run, and that is now stated plainly in the booking messages and in the host guidance for the house so there is no ambiguity. The exterior camera that faced the outdoor seating area has been repointed toward the drive, away from where guests gather. On the locked primary bedroom, leaving you without the keypad code while a separate conversation ran is a straight miss; entry codes now go out the moment a guest asks. Glad the house itself lived up to it. Come back and enjoy that patio without a lens on it. Whenever you are ready for the next trip, 10% off is waiting for you as a returning guest. Jovana, glad the quiet was the thing that stuck with you. That balance is exactly what we were after with this one, tucked away enough that you hear birds instead of traffic, but still a short drive to town when you want a good meal or a tasting room. Housekeeping will be happy to hear the place was spotless, too. Next time, get up early and take your coffee out back before the day warms up. The light over the hills at that hour is worth setting an alarm for. Come see us again whenever the calendar allows. The place was really nice but the communication was terrible. With a 18 hour total stay, we didn’t have tv for 5 of those hours until someone dropped by to fix it, and the hot tub was a little messy.

Janeth, five hours without TV on an 18-hour stay is too much of your time gone, and slow communication made it worse. The response process at the property has been tightened so that tech issues get a same-day fix, not a same-afternoon one. The hot tub maintenance schedule has also been stepped up. You clearly saw what makes this place worth coming to, and we'd love for you to have the full version of that visit. The Hill Country looks especially good this time of year, and the hot tub, when it's right, is a real highlight.

Beautiful new home. Great view from the rear patio. Very clean and quiet. Close enough to everything but not too close that you lose the feeling that you’re away from the busy area.

Such an amazing property! I came here with my girlfriends and enjoyed a special time here in Fredericksburg. My gals and I enjoyed our time so much that we’re already planning our next trip. The location is great, which is very close to town but at the same time you can enjoy being close to the wineries. We loved every second of our stay.

My parents visited for a day and I needed to find them a place to stay that was close enough to town but also close to wineries. This property was perfect for them. We were able to enjoy the hot tub and the outdoor kitchen. The home itself was beautiful and very clean. We definitely will book again.
