Anna, hearing that everything worked for you, and that you're already planning a return, is about the best note we can get. The house is one we're proud of, so knowing it held up start to finish means a lot. It honestly looked great online, but looks can be deceiving. After booking there was a separate contract and another $50 non refundable deposit outside of Airbnb, which was not listed in the description. You’re also not booking with a person it’s a company . Upon arrival, we were shocked at the Scorpions in the driveway and hundreds of bugs in the entrance . We struggled with getting the door open since there is no clear code listed, if we did open the door we would just be letting all the bugs in the house . We were looking forward to using the hot tub but we were also afraid of scorpions getting in. I was able to finally speak to a person who works for their company but wasn’t able to find a solution that wasn’t another one of their properties in the same area. Over all I wish we would have known what we were signing up for but no reviews or descriptions on the truth about it the house Pictures online were good but in person we knew it was going to be more stressful then enjoyableAnonymous - Posted: 9/7/2026
Samantha, scorpions in the driveway and hundreds of bugs at the entry is not what anyone should walk into, and you were right to be uneasy about the hot tub. The house is now on a monthly scorpion and perimeter treatment, with the exterior bulbs swapped to bug-resistant ones on a timer. The separate agreement and additional deposit are now stated plainly in the listing, and the door code goes out in the booking confirmation so nobody is left standing outside guessing. You should have reached someone who could actually fix the night rather than move you. I'd like the chance to give you that quiet hot tub evening you came for. The house is small on purpose, easy to keep clean and cozy, and being close to town without sitting in it is the whole idea. Next time you're out, ask us about the swimming hole a short drive off the main road. Most guests never find it on their own, and it's worth the trip in warm weather. Stan, standing at the door for twenty minutes with a code that would not work is a rough way to start a trip, and you were right to call it out. That code should have been verified before it ever reached you. We now test every arrival code on the actual lock the morning of check-in, and the confirmation message does not go out until it opens. The quiet is the whole point of being out past town, and two bedrooms with their own baths means nobody has to negotiate anything. What a wonderful Airbnb! We stayed here for an anniversary getaway and this stay was quiet, clean, comfortable, and private. The house was beautiful and spotless. It was also a quick and easy 10 minute drive to Main St where we could shop, eat, and explore the town. We loved the hot tub. Being able to watch the night sky from the hot tub was a romantic touch and the airbnb had great amenities. The bed was super comfortable and clean. The hosts were very responsive when trying to enter the house. My only gripe is that I wish I was aware before-hand that I would have to pay a $45 fee on an online portal to access check-in information. I've never had to pay an outside fee for an airbnb before. Overall the price was reasonable and worth it for the quality of our stay. I wanted to love this place more than I did. While I will say the host was very responsive when I needed something there was many things that I had an issue with. To start off it was so so hard to locate our house I eventually had to ask someone who worked at the resort to help us and it was all the way down the road. Then no instructions to get in the house was given and I was told there was a lock box on the side of the house. The side of the house was so grown up the grass was above my knees and filled with stickers and I had to walk through it to get the key for the house. Which when I notified the host they were great and did send someone out to mow the next day. And lastly the linens had a few stains on them. Overall the house was cute though and the price point was good but was disappointed with other small things.Anonymous - Posted: 7/5/2026
Kodi, walking through knee-high grass with stickers just to find the lockbox is not the arrival anyone deserves, and the stained linens on top of that made a rough first impression worse. Here is what has already changed: the area around the lockbox is now maintained on a regular mowing schedule, not just as a one-off. Arrival directions have been rewritten with landmarks and step-by-step entry instructions so no guest needs to flag down resort staff to find the house. The linen set from your stay has been pulled and inspected. The house itself is a good one, and the Hill Country is worth coming back to when the seasons shift. I should have cancelled when I had the chance. Everything was fine until about a week before check in. They requested an additional “damage waiver” be paid outside of the Airbnb platform. After much back and forth between the host and Airbnb it was waived. I would have paid it if it was disclosed when I booked the place. When we checked in there were bugs all over the place. On the sheets, bathrooms, the kitchen, hot tub etc. There was also hair still left around the master bath shower and sink. The beds are harder than rocks as well. I understand this house is around new construction but simple pest control would have solved this issue. I live in the country and my home has never been as infested as this place. They also request you take the trash out. No big deal… except the dumpster is two streets over at the unfinished clubhouse. So any trash you accumulate has to be placed in your vehicle and driven over. Overall I would not recommend this place.Anonymous - Posted: 6/20/2026

Words can’t explain how nice & new this home was. Had everything we needed and more, not to mention the jacuzzi was a nice touch. The stars are so nice in the evening. This thriving resort will be completed by next year and can’t wait to come back to stay again. They have their own winery, distillery and brewery. The restaurant was very accommodating and had lots of great choices. The grounds are very well taken care of and staff are very friendly. I would highly recommend you stay here whether you stay at a home on the property or bring a RV/Camper. Pricing was very good and would recommend a stay here. An easy Google Maps search could have given Arch Ray the correct address, but they currently have the wrong one listed. Even the people we communicated with could not provide the correct address or clear directions to the house. Once we finally got to the house -thanks to Arch Ray Winery management, not the “host” - the door code did not work. Thankfully, they were able to unlock it remotely, but we then spent the rest of our evening testing ways to get the door to lock and unlock properly when leaving. They even had someone come out at 9 PM to look at it. Eventually, we were given a new code and were finally able to come and go without worrying about being locked out. Other than those issues, the house itself was great. Hopefully the host updates the address before the next guest stays there. A wild goose chase with a 1-year-old close to bedtime is definitely not recommended.Anonymous - Posted: 5/10/2026
